Yes, foreigners can purchase freehold properties in designated areas of Dubai. These areas include Dubai Marina, Palm Jumeirah, Downtown Dubai, and many more. There are no restrictions on nationality.
Dubai offers some of the highest rental yields globally, typically ranging from 5% to 10% depending on the area and property type. Areas like JBR and Dubai Marina often see yields of 7-8%.
The UAE Golden Visa offers long-term residency (5 or 10 years) for property investors. Investing AED 2 million or more in Dubai real estate qualifies you for a 10-year Golden Visa, with no requirement to reside in the UAE.
Dubai has no annual property tax, no capital gains tax, and no income tax on rental income. The only fees are a one-time 4% Dubai Land Department transfer fee on purchase and annual service charges.
The buying process is straightforward: choose your property, sign a Memorandum of Understanding (MOU), pay a deposit (typically 10%), obtain a No Objection Certificate, and complete the transfer at the Dubai Land Department.
